Simple Greene Homes will set you up with a construction loan as part of our Owner Builder purchase  plan, So put minimum down on the land you want and your construction load will pay it off first thing! You can pledge your equity in your current home so the the permanent loan is less!

How much home can I qualify for?

The pre-qualification process will tell us that. The bank will ask you several questions on your financial condition and determine that within 2 weeks or less! Just fill out the registration form on the Jamesgreene.info web site to get the ball rolling!

What does the home package come with?

The  best place to look at the homes is at http://www.jamesgreene.info  Our web site has about  60 Homes to choose from . As you look at the pictures of the homes  What's included is what you see in the picture. All homes come with Hardboard siding which can be upgraded or downgraded. If it shows on the floor plan a deck on the back of the house --Its not included in the package price! All windows and doors can be upgraded-- your the boss! These are custom homes!

How do banks look at Owner Builder Homes versus Modular homes?

Owner Builder homes are considered stick built homes. Banks will finance Owner Builder homes as if they were stick built. Owner Builder homes will increase in value for years to come -just like a stick built home! Modular's on the other hand are quick to be living in but not quite the bankers dream. Most banks won't finance a modular if its more than 5 years old. This puts you as the home owner in a bad spot if you need to refinance in a few years. The main reason for this is even if its a UBC modular all inspections are done by the factories inspectors. Owner Builder or stick built homes have a series of inspections from start to finish by third party (usually county or city) inspectors!

The process is very simple 1. pre-qualify 2. Option out your home 3. Qualify with the home you pick on the land you want 4. Close on construction loan 5 . Build home 6. Close on permanent loan

I don't know if I can be the general contractor on a project as large as a home?

IIt definitely is a large project and the question has come up with every customer. Your main job is to set up sub-contractors to build your home. You have to make the calls and pick out all the items your home will need to be just as you want it. Your in charge of keeping subs working and seeing that your home progresses towards completion. Most people that build their own home will do it again . Its hard work but well worth the sweat equity you'll gain. You also have the option to finish the parts of your home you feel qualified for like painting, landscaping and so on.
