You act as the General Contractor and make monthly draws to pay your subcontractors . Well the only thing left is to schedule the delivery date of your home (usually about 4 weeks) , That gives you ample time to get things started on the contractor part of the job. ie permits, excavation, foundation, plumbing and electrical rough ins.
I'm not quite convinced read on
Would you believe me if I told you that being the general contractor on your home is going to make you money?? Sweat equity (your time and labor that's not paid to you in cash) can be quite substantial. If you purchase a modular home it will depreciate as fast as a car and cost you money. A Greene Homes Package Built By You as the general contractor will give you the benefit of sweat equity from the start and continue appreciating as long as you own the home. Now that's worth thinking about!! Start out with equity that you made building the home, you can do as much of the building as you are capable of and put that labor in your sweat bank as well!!
